I am a agent and I am making bank doing creative stuff in this market.. You just have to adapt to the current situation.. Try lease options and owner financing.. Sellers are more open to doing these methods in this market.. One perk of it is there is no waiting 30 to 60 day for closing and getting a real estate commission.. Just my "OP".. I think that you should look at something else. even if there is any good properties, the market is so saturated with lenders and agents that you will never get the deal.
