Depends on the agreement between the seller and seller’s agent.

So, you sold the property? Did you list it also? Then the whole commission would go to you. Your question is not exactly clear, who was on each side of the transaction. The buyer doesn’t always need their own agent (although advised to do so), so the commission would still go to the person or company who sold it to them. The Listing commission, of course, would go to the listing agent or office. Standard procedure.

Yes they do. Some agents LOVE unprotected buyers for that reason. That is why there are agency disclosure laws.
