Good luck convincing people you can make more from their money they they can, especially when you have none of your own on the line.
You may find someone that stupid who actually has money (inherited it), but it is not very likely. Most people have enough common sense to realize that if you knew what the hell you were doing you would not need their money.
How Do I (publicly) Find Investors Online For Seed Capital For Real Estate Ventures?
Can it be done? Legally find investors online for commercial and residential property buying without putting in any of you own money?

In a nutshell, you would need to prepare and submit a prospectus for your venture to the regulators, be registered as a securities dealer, and talk fast to convince people to risk their money for your benefit.

if your company is not public, you can only contact accredited investors. try using networking services that verify investors accreditation. look at http://www.breadstreet.com for example.
