Commercial Real Estate Cost Estimate?

I know everyone knows that this questions depends on so many factors that it is almost impossible to answer, but from a very broad rough estimate stand point, What would you consider the to be the price per/sq/ft to build a 12,000 sq. ft. retail center from the ground up? I’m thinking 6 units. Land is cleared and already zoned properly.

NOT including the cost of the land:
I’m “Guersstimating” $225 to $275 per square foot.
$2,700,000 to $3,300,000

There are lots of variables to consider but you could be looking at 4.5-5 mil…

Locknload1 likes to shoot his mouth off about realestate but has no clue. He also likes to take advantage of people losing thier homes by trolling for them on yahoo answers. He should grow up and get a real job and stop trying to take what little money these people have left!
