How to attract more business and commercial real estate broker?

I've been a commercial real estate broker about four years, and still not have a steady stream of customers. Anyone who has made a proxy to know it's difficult, detailed suggestions may be helpful, such as cold calling, lists, etc. Not really looking for encouragement that can keep you motivated. Thanks!
