Easiest way is to purchase shares in a company that invests in and manages property.
There are several such companies listed on the New York Stock Exchange. Some of them specialize in certain sectors of the real estate market. You can buy shares in companies that own strictly hotels and motels, or commercial office buildings, or shopping malls, or residential apartments, etc.
Advantage: No management headaches, and you will know exactly what the value of your investment is every day.

Yes, its called selling with owner financing. You are not a landlord – because you are selling the property. They buyers are responsible for the property, just as you would be if you financed with a bank.
There are a number of different programs – lease option, wrap around mortgage, land contracts, assuming a mortgage, etc. etc. Talk to an experience law firm that works with Professional Investors – they will know more about these programs.
